At the start of 2020, just prior to COVID-19 establishing its grip on the globe, Upper Canada College (UCC) contracted Prodigy to provide Construction Management services for the development and construction of a brand-new rowing facility on municipal land at the Leslie Spit (Outer Harbour East Headland) managed by Ports Toronto.
UCC in collaboration with Ports and their respective consultant teams had at that point established a Design Development package consisting of design drawings incl architectural, civil and landscaping scopes, plus basic structural, mechanical and electrical outline specifications. Plans were under review by the Waterfront Toronto Design Rev Panel, followed by an application to the City of Toronto for Site Plan Approval (SPA).
Prodigy was brought in, to create development / construction schedules, project / construction manage the development of the drawings & specifications, complete ongoing Value Engineering exercises guiding the design progress, and create the construction budgets through their entire development from Class D in its conceptual stage to Class A following the bidding process through to the completion of the construction work.
Additionally, Prodigy managed / submitted the Federal construction application process and acted as a liaison between client, consultant teams, municipal bodies such as the TRCA, Forestry, Toronto Fire, Engineering, and with Ports to ensure the release of the required NOAC in response to the SPA process.
At the end, Prodigy was able to successfully deliver a one-of-a-kind rowing facility that will be used by the college’s acclaimed rowing teams, along with other independent schools and community organizations.
