Prodigy was engaged by esteemed Toronto based architectural firm BDP Quadrangle and Queens University, in order to complete an aggressive renovation of their main campus bookstore. The budget was tight and timelines were even tighter; eight weeks from planning start to construction completion.
Queens University required a hybrid construction management / general contractor to guide them through the pre-construction, budgeting and construction phases. We worked with one of Quadrangle’s Principles in order to develop a feasible cost per square foot, that the client was happy with, an accelerated construction schedule, and a logistics plan that would avoid any interruptions during their summer semester. We held weekly on-site progress meetings with our client and ensured that we tracked progress via weekly progress reports.
As with all projects, safety was a big concern given this location was to implement within a live environment. Given this project was on a school campus additional measures had to be taken to ensure the safety of the staff and students that may pass through the active construction area; way finding, effective hoarding program and flag personnel were utilized. Prodigy coordinated with the school’s facilities management team to set up detour routes for student traffic while the construction was on-going.
While completing the project on time is of the utmost importance, maintaining the original budget is also of great concern. Early on during demolition activities, our project teams discovered asbestos when removing old floor tiles. We were able to provide testing and abatement services in a timely and cost-effective manner and using predetermined contingencies, were successful in mitigating cost overruns.
Prodigy is pleased to say this project went above and beyond the client’s expectations and the faculty, staff and students are currently enjoying their new campus bookstore.
